Winery
At 3000 square feet (60 x 50) the winery building is spacious. A steel construction, it was built into the slope of the hill for natural insulation, taking advantage of the ground temperature. A 60 x 40 feet exterior cement pad fronts the entrance of which 18 x 40 is covered. Full heating and cooling system in place as well as hot and cold water.
Wine Shop
Cozy retail shop with air conditioning. Large grassy area directly in front of shop could be turned into an outdoor patio area for serving wine, now allowed by simple application under the winery license.

Storage
Two storage buildings: a 26 x 48’ single arch dome tent on cement pad and 36 x 48’ original Quonset (wooden with metal roofing and cement floor). The tent has been used as the dining area for a wedding and for both spring and fall wine festival events.
Vineyards
The vineyard and grounds are fully irrigated. A nursery is located to the east of the house.
There are two separate grape growing areas:
• In the larger area to the west of the house the following grape varieties are grown: Cabernet Foch, Chardonnay, de Chaunac, Marechal Foch, Pinot Noir, Okanagan and Riesling Three table varieties are also produced on 1/3 acre: Coronation, Vanessa and Hemrod.
• The area behind the house produces Verdelet, which is used for making Ice Wine.
Grounds
Fully irrigated. Mature shade trees and many flowers and shrubs, including a rose garden, surround the house and wine shop. Numerous fruit and nut trees on site including apricot, cherry, plum and walnut. There is also a garden.

- House of Rose winery is located on the outskirts of Kelowna, in the Belgo Bench area. It is situated in a quiet farming area, surrounded by orchards and vineyards, yet just a 15-minute drive into the center of the City. It is ideally situated in an area where both soil type and microclimate contribute to an excellent site for grape growing. With the regular breeze from Black Mountain, frost is rare; there is sufficient snow cover during the colder months and the soil is a good blend for grape growing. Tourists are drawn to this picturesque area both due to the winery and to a large gardening nursery, located just ½ km away.

- The immediate activity of any buyer should be to aggressively increase sales by moving some of the inventory. This is easily done with concentrated efforts including:
1. Expanding bag in the box sales using older inventory
2. Introducing 1.5 litre bottles of a white and red blend for use in beer and wine and liquor stores at a low price point
3. Getting a patio licensee to sell wine by the glass at the winery – using both the grassy area out front and the tent
4. Hiring a full time sales rep and penetrating the lower mainland market
5. Selling older vintages at the on-site shop or using them in blends and newer vintages in the lower mainland and elsewhere. At the wine shop customers are able to taste and appreciate a well-aged wine – at a beer and wine store they wonder why a wine is older than 2 years.
